Host was very hospitable and welcoming. The unit was absolutely spectacular and the Host went above and beyond to make sure we were situated comfortably. Proud to say we were their first guests! Highly recommend!

Williams Place. The location is amazing the beach next door, ocean wave sounds and proximity to downtown. The place was well beyond my expectations and would recommend this location to everyone. There are so many activities within 15 minutes, deep sea fish, beaches, restaurants and snorkeling tours.

Beautiful Ocean Front Condo

Fabulous oceanfront condo, newly remodeled. Large kitchen, living room, dining room combo with large table to accommodate 8. Large windows let in the sunshine and one-of-a-kind views of the ocean and beach. Enjoy evenings on the comfortable lanai with gorgeous sunsets. Two big comfy bedrooms with 2 full bathrooms, new washer & dryer. Beach chairs/towels - everything you will need for a relaxing stay. The owner, Bill, expressed his desire to help make guests experience on the Big Island a wonderful adventure. He is very responsive and easy to work with. We highly recommend staying in the lovely condo and one day hope to return. Mahalo!

Bill’s place is an absolute gem. It’s spotlessly clean, has an excellent location, and the decor is amazing. Bill is an excellent host who went out of his way to make to make our stay amazing. The location truly could not be beat as everything in town was walking distance. The kitchen is very well equipped. Bill’s place is a must.

Can’t Say Enough Great Things

This property is EXACTLY as advertised! The house was extremely clean, well appointed, and in an amazing location. Bill, the host, was very accommodating, quick to respond, and even checked in with us during our stay to make sure we had everything we needed. My family will tell you that I can be picky when it comes to accommodations, but I have nothing but great things to say about this property!

Location is outstanding and very easy to walk to Kona. The place was very well kept and spotless. Bill was great and gave us many suggestions for things to do in the Island. We had a great experience!

Magical! The location simply cannot be beat. The views were even better in person. From sunrise to sunset we enjoyed watching the ocean, boogie boarders, dolphins and surfers. Although I wanted to keep quiet about this place because I want it to be available the next time we travel- I realized it would be too selfish of me. Book now- you won’t regret it!

Great rental. Clean, comfortable master bed, and convenient to restaurants. Surf break right out front for those intrepid surfers. Enjoyed sunset at the pool and hot tub. Sand chairs, boogie boards beach towels and snorkels were a huge plus !!

We had such a great experience in this condo. The location was excellent, the accommodations were very comfortable & communication was very good. We were able to walk to many restaurants & shops. The views from the back porch were amazing!! I would highly recommend this condo for anyone going to Kona!!

William’s place was incredible! Ocean views, dreamy sunsets, and a clean and comfy abode. I’ve never stayed anywhere quite like this place! The kitchen was also perfect for cooking in. William is an incredibly kind host. He dropped off coffee and chocolates for us during our stay.

The condo is a work of art from the custom kitchen to backslash in the master bath. Kona Reef has one of the best locations to access downtown Kona and by far best sunset. The unit was very comfortable and we could not take our eyes off the ocean literally steps from the lanai. The lanai was our anchor point so much we did not want to venture out too much after already being on the BI a week driving all over. Once at Kona Reef Sand and Surf, we really felt like we were in vaca. If you enjoy the sound of surf, sunsets and comfort, this condo is ideal. Great communication with the owner.

This place has everything. The location is ideal for beach, restaurants, and shopping. It's very clean, well decorated, and has everything you need to have a great stay. We had a great time. William was friendly and very helpful. We would love to stay here again!

Pros-Beautiful, Clean Condo with spectacular view/ocean front. Concerns- -There are cameras on the property. One inside patio facing seating area and one inside kitchen window facing outward (these are the ones I noticed- I don’t know if there are others) . I would have liked to be told that cameras are installed. The one inside the kitchen bothered me because I did not know if it picked up audio and owners were listening to conversations. It made me wonder if any cameras were installed in other areas of the home monitoring guests. I wasn’t doing anything wrong to not want to be seen but it did feel like an invasion of privacy. -I did not know that the beach adjacent to property is not kid friendly, it’s more of a surf spot. Rough water and rocky beach. The pool was a good substitute though. -Because the adjacent beach is very accessible to the public, the beach is very crowded with a wide variety of people just hanging out. There are a lot of people that use the property all hours of the day and night (grassy area in front of the condo/patio) to avoid walking on the street so a lot of foot traffic. Being that this property was on the ground floor, it was alarming to see homeless looking people walking to and fro right outside the patio late at night.

Hi Paul, Thanks for the positive comments about the beauty of our condo and the spectacular views. Regarding the cameras, we did double check our listing and we had listed that there were outdoor cameras and, of course, no cameras inside. The reason for the outdoor cameras is to deter the public from making themselves at home on our lanai. Which hasn't been a problem since they were installed. Regarding the beach next door. It can be anywhere from calm and glassy to big surf. You were blessed with big surf during your stay, which makes for wonderful views of surfing action right in front of the condo but, unfortunately, limits the swimming to the pool or other non south facing beaches. During the calm times the far end has a little sandy pad for easy entry as well as a little kiddie pool next to it. Regarding the foot traffic out front. Honl's beach is a very popular surf spot and the grass area in front is actually a public easement so everyone is free to access the surf as well as walk their dogs and socialize with others. You did choose to come during the 4th of July weekend, so as a resident of the island, you could expect more beach activity. It sounds like you might prefer a more remote location next time. Most of our guests choose our location because they enjoy being able to walk to everything as well as view all the beach action from the comfort of home; such as the fire spinning, surf contests, canoe races, iron man, paragliders, fishing boats, dolphins, and whales.

Fantastic location. The views are amazing. The condo was very clean and had everything we needed. It’s beautifully decorated and appreciated the extras included in the condo like beach chairs and boogie boards. The four of us were very comfortable with plenty of space. We could walk downtown in about 10 mins. Would stay again!

Absolutely Fabulous Condo!!!!! The location was amazing, a 5-minute walk into restaurants and shops. The Condo is beautifully remodeled and furnished. AC works wonderfully and the beds were super comfortable. We cancelled several dinner reservations because we couldn't pull ourselves from the lanai. We sat there for hours listening to the waves and watching the surfers. We even spotted dolphins one morning. The owners are wonderful. This rental does not disappoint. We'll be back!!

This place is great! We took our four year old son to Hawaii and loved Bill’s place. Everything was very clean and the kitchen has every utensil you need (coffee maker, filters, food processor, knives, cooking spoons, etc). Be sure to buy coffee on the way to the condo so you can wake up and drink a cup while sitting on the lanai.

This place is great! Perfect location by a little beach and easy walk to all the restaurants and shops in Kona. It’s great to be able to come back and watch the gorgeous sunsets from the lanai after full days of adventures. Highly recommend! Our family will be back!

Imagine having dinner with the sea view - this is the dream and this is what we did in Bill's place! Can't find a better location than this - walking distance to downtown and you are right at the beach. Bill is very helpful - he gave us a heads up on arrangement and asked us about how to arrange beds. We were sandwiched between two reservation and Bill tried his best to make sure we were able to check in when we arrived. Really happy with our stay!

Amazing location!

This place is a corner property adjacent to a beautiful beach with coral and a lot of sea life to see. The condo is luxuriously remodeled with all of the amenities needed to enjoy the beach - chairs, umbrellas, snorkels, and body boards. Kitchen is fully stocked. Our kids loved playing at the beach followed by hours in the pool. The complex is smaller so it’s not crowded. At the end of the day you can enjoy the sunset on the beautiful lanai. Do not pass up this property. We stay at VRBO properties about four times a year and this is one of our favorites!

Excellent everything!!

We couldn’t be more happy with this condo. Bill is one of the most attentive, responsive, and detailed hosts we’ve stayed with. His attention to details is impeccable. The condo is beautiful decorated and the wrap-around windows easily gave us an easy 180° view. This condo is walking distance to a lot of restaurants and a nice farmers market. There is a nice route for running in the morning (4 miles easily) with hardly any roads to cross. We will definitely visit again and rent Bill.

Brilliant location and perfectly appointed propert

You can’t get more oceanside than this ground floor property, within easy walking distance of Ali’i Drive shopping and dining options. There’s a small family-oriented beach within yards of this corner unit, and the sound of the waves is a lovely backdrop to the wrap-around views available to you, whether you’re on the lanai or within the unit. The unit itself is finely appointed, with easy to follow instructions on lighting, A/C, ceiling fans, etc., and the decor is updated and perfectly executed. Five out of five stars; highly recommended.

Kona Reef Sand and Surf

Bill’s condo was exactly as pictured! The location was perfect for walking to restaurants. The view from the lanai was amazing. The condo was well equipped with everything you would need. We would definitely stay here again! Thanks Bill!

Perfectly appointed condo and top notch location

Property: The property was excellent! It's a corner ground unit which makes it more private than the others. The location is one of the best I have experienced, it is ocean front but the beach is a bit rocky so I would recommend swim shoes. It was clean and well appointed and had everything we needed for our stay. The beds were comfortable and the bathrooms were modern. My hubby and I were in the master suite and the shower was very modern with an amazing showerhead! The master bedroom also had it's own TV with netflix. The kitchen had ample space to prep and cook food and included pots, skillets, utensils, plates, bowls and even tupperware to store extras. The dining area was a booth like table with seating but very comfortable with ample space. The living area had a full size futon and 2 chairs along with a TV. The bedrooms and living area had AC which worked very well. The condo is very technologically updated and there are remotes for the majority of things. The patio area had a great view of the ocean and the sunset and included a couch along with 2 chairs and a table. The condo also comes with a very modern washer and dryer which was very convenient along with beach/pool supplies such as chairs, umbrellas and noodles and there were also two coolers that we could use to take drinks down to the beach. Parking is covered in the garage and very convenient, just a short walk to the condo. Location: The condo is beach front, although the area is a bit rocky but has amazing, unblocked views especially of the sunset. It is located pretty close to restaurants and bars so you can walk or it's a short drive (I would recommend getting reservations for the restaurants though). It's also not to far from the airport, about 10-15 minutes. Our friends did the night Manta dive and it was also just a short drive from the condo. Communications: Bill is an excellent communicator and all our messages were responded to within minutes. He was very kind and courteous and also helpful in assisting us with restaurant recommendations. The check-in process was super simple and the condo was easy to access. A friend of mine accidentally knocked over one of the decorations and it broke but Bill was super nice when communicating about it. Overall: I would definitely stay here again and definitely recommend this condo and Bill to anyone considering Kona.

We had a wonderful stay - the pictures were very accurate. So amazing to have the ocean in your backyard. Lots of restaurants and shops within walking distance. The condo was very clean and well organized with everything you need. We would definitely stay here again.

What a spectacular stay! It was such a pleasure to wake up and prepare breakfast in the spacious kitchen with views of the beach and ocean and the sound of the waves. The amenities were well-thought our with the guests’ comfort and enjoyment in mind. The turtles in the main bath were a spot of whimsy. The beds were very comfortable. The views outside the bedrooms were lovely too! We hope this apartment will still be available the next time we visit Kona.

We are so grateful we chose this place over staying at a hotel! It's clean, modern, and within walking distance of downtown Kona. Additionally, the hosts were kind enough to have spare beach towels, snorkels, and other accessories on hand for us to use. We really appreciated how lovely the condo was and we had no problems during our stay. We all agreed we'd definitely stay here again next time we're in Kona!
